★ House Rules — The Luxe Retreat (Arvada, CO) ★ Dear Guests, Thank you for choosing The Luxe Retreat. Please take a moment to carefully review the following house rules. These policies protect the home, the neighborhood, and your overall experience. By booking, you agree to share these rules with all members of your group and ensure full compliance. Guests are responsible for any fines, damages, or violations incurred during the stay. Serious breaches may result in immediate removal without refund. Exterior security cameras (video only) monitor the exterior of the home for safety and property protection. Camera locations are disclosed in the Health & Safety section. GENERAL RULES • No smoking indoors (including marijuana or vaping). Any evidence of indoor smoking will result in additional cleaning and odor remediation fees up to $1,000. • No parties or events without prior approval. This is a residential neighborhood; party-style bookings are not permitted without approval. • Keep the home secure—lock all doors and windows when leaving. • Do not move furniture indoors or outdoors. Damage or excessive rearrangement may incur charges. • Locked closets and storage areas are off-limits. • Fireplace is decorative only and may not be used. • Toilets: Flush toilet paper only—no wipes, feminine products, or foreign objects. • Avoid plugging in high-wattage appliances that may trip breakers. • Pets: Up to 4 dogs allowed. Guests must pay a $50 per pet per stay fee. Unauthorized pets will incur a charge of $200 per dog if discovered post-arrival. POOL & OUTDOOR FEATURES • The pool is seasonal, typically open April–September, weather permitting. • The hot tub is available year-round, unless temporarily unavailable due to weather or maintenance. • No glass near the pool or hot tub. Broken glass may require draining the pool; all associated costs will be charged to the guest. • Remove pool floats nightly to allow proper filtration. • Do not tamper with pool or spa equipment. Note: The pool and hot tub are serviced every Monday (unless it’s a holiday). • Guests are responsible for damage to outdoor furniture, umbrellas, landscaping, or equipment. Repair/replacement fees may range from $100–$1,000+ depending on severity. • No fireworks, sparklers, or open flames outside designated fire features. NOISE & NEIGHBORHOOD RULES • This home is located in a quiet residential neighborhood. • Quiet Hours: 10:00 PM – 8:00 AM (City of Arvada). • Outdoor activity must be minimal during quiet hours. • No amplified outdoor music, DJs, or sound systems at any time. • Repeated noise complaints may result in removal without refund. • Do not trespass onto neighboring properties. ADDITIONAL GUESTS & VISITORS • Only the number of guests included in the booking may stay overnight. • Maximum occupancy: 18 guests (adults + children). • Unauthorized guests may incur a $100 per person per night fee (minimum charge $1,000). • Exceeding max occupancy may result in reservation cancellation without refund. • Visitors may be approved on a case-by-case basis. CHECK-IN & CHECK-OUT • Check-in: After 4:00 PM • Check-out: By 10:00 AM • We’re happy to offer early check-in or late check-out when possible for $30 per hour (up to 2 hours). This helps cover additional cleaning support due to the reduced cleaning window. • Unauthorized late check-outs incur $100 per hour. Unauthorized departures more than 2 hours late will be charged the full nightly rate and any financial loss due to delayed incoming reservations. This is because delayed check-outs require additional staff, off-site laundry, and extended turnaround time. PARKING • Driveway parking only. • Do not block sidewalks, neighboring driveways, or fire access. • No RVs, trailers, buses, commercial vehicles, or oversized vans. • Limited street parking may be available where legally permitted—please follow posted signage. CLEANLINESS EXPECTATIONS A minimum $250 additional cleaning fee may apply for excessive mess, including but not limited to: • Excessive trash • Food spills or stains • Furniture damage • Indoor smoking residue • Unattended pet messes Please treat the home with care. TRASH & VENDOR ACCESS • Trash must be bagged and placed in bins in the garage. Trash valet will take trash directly from the garage on Wednesday, and return bins on Thursday. They have direct access to the garage. • Pool and landscaping service may occur during your stay to maintain the property. • Vendors must be allowed access during scheduled service windows. PERSONAL BELONGINGS • We are not responsible for items left behind. • Returned items require a prepaid shipping label + $30 handling fee. • We are not liable for loss or damage during shipping. THEFT OR DAMAGE • If theft or damage is discovered after checkout, you authorize charges up to $5,000 for repair or replacement, following inspection and documentation. CHECK-OUT INSTRUCTIONS • Turn off any lights, fans, TVs, and/or other appliances • Ensure all doors and windows are locked EQUIPMENT & SYSTEM DISCLAIMER • Game room equipment may occasionally be out of service; no refunds are issued for individual equipment outages. • No refunds for temporary issues with HVAC, plumbing, electrical systems, WiFi, appliances, or hot tub. • Utility outages are outside our control. • We respond promptly to issues, but temporary inconveniences are not grounds for refunds. LIABILITY WAIVER By booking, guests assume all risks associated with use of the home, including the pool, hot tub, game room, yard, and general property. Guests agree to hold owners harmless from injury, illness, accidents, or loss/theft of personal belongings. Extra caution is required for: • Children • Pregnant guests • Guests with medical conditions • Anyone under the influence of drugs or alcohol

You’ll have access to every room and feature of this home except the owner's closet. Make yourself at home; your hosts are just a phone call or text away if you have any questions or want recommendations for things to do nearby. There is a keypad on the front door for easy and secure access to the home.
